今期居屋自農曆新年後暫停揀樓程序,截至1月24日,房委會共邀請4371名申請者揀樓,出席率約七成,暫時售出2726伙單位,佔總單位量的55%,綠表買家佔約四成。
2008年金融海嘯 綠表買家僅三成
翻查居屋過往的銷售紀錄,在2007年金融海嘯後,房委會在2008年推出「出售剩餘居屋單的第四期計劃」,推售共3221伙單位。不過,當時僅約售出六成單位,而綠表申請者只佔約三成。根據運輸及房屋局當年的文件,局方認為銷售結果較前三期差,反映受金融海嘯影響,市民在申請及選購居屋單位有較多考慮。
至於遠至1997年經歷金融風暴後,其後在1998年居屋計劃同樣出現撻訂潮,當中在富榮花園更有多達一半單位撻訂,房委會需要減價出售。
公屋聯會:綠表買家更審慎
公屋聯會總幹事招國偉指,因應疫情影響,居屋準買家均會較審慎地選購單位,當中綠表申請者的經濟考慮會更多。此外,加上部分熱門的屋苑及大單位已賣出,他估計恢復揀樓後,出席率或維持在五至六成的水平,但會陸續出現撻訂個案,銷售期會更長。他說,不希望政府因此減少居屋供應,「唔可以重蹈03年的教訓,」建議一旦出現「冧市」情況,政府可減價銷售單位。
而原定在年中推售的新一期綠置居,招國偉預料將會延遲到下半年,加上經濟轉差導致樓市波動,料綠置居的折扣率將由現時的四九折上調至超過五折。
